What are you defining as "hard money"?

They will lend as equity, but you have to give them significant upside profit sharing.

Depends on the location. Visit at 10am and see how tight the parking is. In Dallas, my office has covered reserved spots (mostly empty), other offices can't charge enough for low garage reserved spots.

I think $150-200k annually from rental income. I'll always keep practicing law, probably take fewer clients, but I enjoy the people and working the deals. Married with kids so definitely exposed to the expense creep.

Anywhere from $2-6m outside primary residence seems like a good goal. I work at it everyday, but with a balanced approach since I'll hopefully be doing this for another 30 years!

There is no such thing as 0% interest for taxes, IRS will impute AFR. 

Who's your attorney? CPA?

I'd say you just bought a huge headache for $10k

Vote for house then rent out the rooms, if I could start over, I definitely would get a 4plex and renovate it myself over time. Live rent free, build equity, raise rents all while working a regular job!
