I have been watching lots of YouTube videos, listening to podcasts, and I'm reading David Greene's "Sold" (which I know is geared towards residential agents, but I think the key points are transferable), so I'm glad to know I am on the right track on that front.

In terms of the asset class, both the brokerage itself and the agent I'm working with kind of do it all from what I can tell. Some agents do mostly tenant rep stuff, others do landlord rep, investment sales, etc. Cool for me to be able to get a taste of everything, however it also means the volume of information I am trying to absorb is larger.


 Once you know the vocabulary, pick one asset class drilled down to a small sub market. Become the expert per Henry, maybe you don't have to do the ugliest properties, but just know everything on a small asset niche. Report back.

Match for what? direct LLC JV? need more details about unit count, NOI, valuation, etc.

Best way is going to differ for different investors. For me, a combination of broker referred deals and off market direct to seller calling works best. We have a system and team to do phone calls, text, email, flyers, etc.

 Which yard? the 5.5 acres has about 10 tenants, ranging from fleet 10-20 trucks, some 5s, rest is 1-2 single owners.

Truck parking is on gross lease. Yep we already have a 6k sq ft building with 16' roll up for a truck service bay.

Evict. Typically faster for non renewal than non payment, leave that claim out

So you guys only have one location. How many leads do you have in TX? From what I understand, this is just an online SEO marketing play to get referrals.
