Hi , I am a Realtor in NJ, and I am thinking to get my course/Certification for Home Inspection.

is it a good combination?

also I see Home inspection course is around $5k, so just wondering if somebody knows if I have some cheaper alternate?

I can learn by myself by watching youtubes videos and reading books, and can work undersome experience Inspector for some time for practical experience(40 hours are mandatory), but not sure if that is an option for me, or theory classes(140 hours) is also mandatory to take under some institution.

I have a feeling of a major recession ahead, foreclosures, job losses. Govt. will be out of ammunition's. Fed and govt have been suppressing this for so many years by printing money, stimulus but how long...we have reached the end of road.

As of this week, 3.7 million borrowers are still in government and private sector mortgage forbearance programs. That’s about 7% of all active mortgages, according to Black Knight, a mortgage technology and data firm...what that mean when their "GRACE" period will expired, they have to pay  mortgage, it will be tough for all of them to pay, so more home for foreclosure, this will increase inventory, that will reduce home price, people will no job , reduced salary, or slow down business...I think bubble is getting ready to get BURST...Thanks

Hi, Just wondering if somebody has $500K cash, what are best investment ideas.

1. Private lending assuming return of 12%.

2. buy some rental property : 15 years Loan with 20% down payment, I can buy 3 two family homes each cost $500k to $600k, each home will give rental income about $4000 to $5000 per month, it will cover at least all expense like tax+Mortgage+some repairs etc and once loan is done you got property, there may be or may not be any cash flow, but you have property loan free in 15 years.

or something else

I Know lending is pure passive with minimum efforts while rental property has some pain, here my comparison comparsion on RoI(return on Investment), in rental property what is expected % return as compared to lending.

I had sent my offer in email in just plain text on Tue , then another email on Wed(19th Aug)  for update, didn't not send anything today.

Just for clarification, I(as a buyer) have no agent, he is Buyer(State Executor in this case) agent.

Just FYI I am also an Agent/Investor, so bidding this property for myself only.

Hi, I am interested in a property, this property is with NJ state executor.

it's for sale through a Real estate agent.

I made an offer, but couldn't hear back from seller/Executor's agent.

So I texted him, he replied back "No text Please, only Emails", never heard that before from any other realtor , is it normal?, because in my opinion for realtor texting is best mode of communication.

But my main concern is how to make sure that agent showed my offer to state executor.

Reason this is crazy country, have  you heard below story



A woman, driving in her car while holding McDonald’s coffee between her legs, spills some of the coffee on herself. Inflicted with some minor burns, she sues McDonald’s, as if she shouldn’t have known that coffee is hot and driving with it in your hand or legs is dangerous. And then she ultimately wins millions of dollars from the fast food chain — becoming rich due to a dumb mistake that was all on her.

dropping letter/flyer in mail box is illegal that's what I heard, it belongs to USPS and other official mail services, But you can drop flyer on stairs, drive way on car etc.

but question is it OK/legal to text owner asking "if she is interested in selling" after getting number from 3rd party like city hall or somewhere else?
