Post: Fixing bug problem before renting out

I own a 3-bedroom, 2-bath condo that I bought specifically to be a rental property. It was a bit of a fixer-upper, but I'm getting close to having it ready to lease. I’m not in a rush—right now I’m just saving up to finish the bathroom renovation and cover six months of rental expenses.

In the laundry room, there's a flood drain for the HVAC system, and unfortunately bugs seem to be coming in through it(assuming). I've put down sticky traps inside of the laundry room doorway and have been catching spiders, small roaches, and earwigs.

The HOA is great about spraying the exterior of the unit when I call, and I've also bought some commercial-grade spray that I mix and apply around the outside myself. I've been treating the baseboards inside too.

As a landlord, I plan to keep spraying around the property and do interior treatments every six months during walkthroughs. That said, I’d really like to get this bug issue under control before I start renting it out. It's nothing crazy but I can't expect the tenant to keep sticky traps in the laundry room. 

Any suggestions?

Hey Nicole, 

No issues here, I did drop something pretty heavy which did scratch floor. Other than that no issues, water proof like they say. 

I'm happy with my choice, will purchase again on my next BRR

$1,880.00


 So just the labor itself was $1880?


 Correct, that is just the labor.

 Hey, so I ended up not going with MLV...the cost of investment for my situation was not worth it. 

I did go with the original wall, green glue, "AP Foil-Faced Polyiso Continuous Insulation" followed by 1/2 inch drywall. I see a pretty nice difference in the amount of money I put in. 

Here is a video that talks about what you want to do though. This guy's channel is great, I use his videos for the entire rehab that I did/doing.

Does anybody recommend a specific brand & product when it comes to purchasing LVP for a rental property?

Based on my research I'm hearing you need something

5-mm or greater for the thickness of the plank

12 mils or greater for the thickness of the wear layer

any thoughts or recommendations?

I've also read that you should put down floor underlayment regardless of the type of plank you buy, is that also true?

I understand that everybody will have their own personal experience with this but it's more than mine at this point lol
