Hey Drew, long time!
As far as "good time to sell" now vs spring... it's been a sellers market since mid 2020.
I'd be surprised if an experienced listing agent would agree to co-list with you for 1-1.5% - If you're not comfortable listing it I'd say find an experienced listing agent and refer it out at 30%.

Hey Donald, if your property has been listed for about a year and no offers are coming in around your price, the market is giving you a big signal that you're over price. What does your realtor say about price?

Almost certainly best to sell individually. The most money you are likely to get is going to be from someone who intends to live there.
