I would be careful about throwing out a past tenants things. When was the last time the tenant paid their rent? Also, what township in New Jersey?

I would gravitate towards Central NJ towns like New Brunswick, Perth Amboy, Rahway etc. Good locations, good fundamentals, good returns.

Hey, Realtor in NJ here. Camden has potential in the long term, 10-20 years down the line, but I wouldn't invest there. Also, its more so a class F neighborhood rather than a C

Hey,

Romeo here, I'm a realtor in the Central NJ area and I think I can help out. 

1. In Central Jersey there are several markets that are hot with my investor clients right now. Perth Amboy, New Brunswick, Rahway, Elizabeth, Newark etc. 

2. As an investor I recommend splitting different properties into different entities (llc, bank account, etc) that way your finances for each are seperate. 

3. As a realtor, if you identify a potential target property I would find the current market value, and the arv from comparable sales, and I would find the comparable rental prices in the neighborhood. Then if the math makes sense, we would bring in a contractor to give us an estimate and work from there. 

4. All of my serious investors are using contractors. I actually have a client who is a contractor himself and he even hires the work out. For him it makes more sense to let a cheaper contractor do the work then to take the time off. Minor repairs can be done yourself such as painting a deck, changing handles on cabinets etc.

Hey Paul, I'm an agent/ investor out of North Brunswick, I own a few properties in New Brunswick and was looking to the Trenton area to expand into. Personally I'm a little hesitant to buy a unit with cash flow that low only because I dont see how it can cover incidentals such as a pipe bursting or roof leaking.  I would rather go for a $150k unit in New Brunswick/ Somerset that can rent out for $1600 with no vacancy than a unit in Trenton that'll take months to rent out in an area with sky high vacancy. How many units would it take to get to the level of income you're hoping to generate?

In hindsight, this would've been a great buy. I have many clients who've invested in Jersey City make a killing
