That price range is going to be tough in North Jersey. Newark and the surrounding area might be your best bet in that price range.

Hey Patrick, I'm an agent in Northern NJ and an investor myself. I would say the best way to start is to become super focused on what you're looking for. If you're looking at multis, learn all you can about multifamilies. If you're looking at condos learn everything you can about condos. It's easy to get overwhelmed when there is so much to learn but focusing on one niche makes it less overwhelming. When you know what kinds of properties you're looking for, focus on areas. Pros and cons of an area, who lives there, what jobs do they work, are the schools good, is the commute time good, is the crime rate high, what are the rents, etc. This will help guide you to what areas you should be looking at.

Hey Robin, I'm an agent an investor in Central NJ and can only speak to my knowledge of my local market, but I would say CNJ could be an option to explore. Hour into the NYC, 1.5 from Lehigh Valley. Cash flow is strong in this area if you know where to look.
