@Kenneth Garrett that's awesome and very encouraging. if you don't mind me asking, how did you pay your investors back in 12 months. I can totally relate to @Christine Humphrey. my fear is loosing my money and not be able to pay back my loan whether private or not.

Hey, definitely start by learning how to run your numbers (ARV, estimating ballpark rehab costs, max allowable offer, etc). Then build your team consisting of your contractor, realtor, closing attorney/title company, even your accountant, hard/private money lender and your lender for the cash out refi part. Attend meetups, including Chesterfield REIA, Richmond RING, Todd Miller's Wholesaling Meetup which are back in person. Find info either through meetup.com or their Facebook pages. Network as much as you can and be ready to pull the trigger if you find a deal! If you need any help with it just shoot me a message

Thanks for the advice Tom. I'll definitely check out meetup.com and Facebook so I can start networking.

I've bought all the roads within different HOA's multiple times, I've bought parking spaces within condo complex, I've bought easements into development, right-of-ways, and common areas within PUD's. None have every gone to a tax sale deed, but I make a little bit of money, and it gives me new and strange stories for cocktail parties, which helps breaks the ice that I'm a real estate investor. Gotta have fun with this, or you'd go crazy.

interesting. How does that work?

I don't have any advice but this has peaked my interest. I'm pretty good with the paper work side of things. I'll have to look more into this.
