Just answered your PM. Your description is a little different here. I'm not familiar with Cook County rules and I am NOT a tax investor.

That said, I don't think the city would have anything to do with this provided you paid off the taxes as part of a purchase agreement with the owner. Since this is abandoned, you might want to see if the tax buyer has plans for going after the property through the courts. I think enough time has passed that the tax buyer could go petition the courts to gain possession. Then they could turn around and sell it to you.

Don't know if this helps or correct, but maybe it will spur more people to comment.

Still get notified for keywords even though I turned it off. I'll try what DJ suggested, but I would still like notifications when someone mentions me. Well see.

Is there a way to turn off key word notifications on the Android app? I keep thinking I am getting text messages and would like to have some control over this feature and when it alerts me.

The tenant seems just as bad. I never take these videos at their face value because there is always a history we don't get to see.

That said, the PM should not lower himself to an unprofessional level. I know we're all human, but you simply cannot afford to act in an unprofessional way. 

while in college, the landlord/owner of our rental was a real piece of work. He wouldn't return our deposit because we "trashed" the place. Luckily, I had taken pictures and had tracked our maintenance requests. When I went to his home/office at his request, he tried bullying me and used a tirade of language Richard Pryor would blush at.

I eventually was able to get him to realize it wasn't going to work and he ended up giving us the whole thing back. So it's a tactic, but one I don't subscribe to (and I hope I never fall to, either).

I love the strategy of giving something extra. Another one I heard of is to say, "I really need to raise the rent by $100, and wanted to see if this was something you think you could reasonably afford. What do you think?" They will often counter and you'll meet in the middle. And if they come to $40 a month, are you really going to be upset over $120 a year versus the cost of turnover?

@Dawn Anastasi, that's a really good point. I bought these apartments without doing a check on the residents. The only reason they are gone is because they were having issues with their rent payments and we decided, amicably, that it was best for them to move on.

But if he had paid on time, they would still be living there. At least until it was time for a new lease agreement. I have to honor the existing leases.

So I guess this is a new type of risk I need to consider going forward - the residents you inherit might have more than just payment problems.
