Thanks for giving opportunity to network with like minded individuals in our backyard.  However, I heard that  pretty much all of existing construction in Newark (unless constructed in last 30 years) is under rent control.  Is that true?

@Aram Velazquez Our primary house has only me on mortgage yet when getting investment property on my wife’s name, lender considered her responsible for 100% of Insurance and property tax (because title is in our joint name).

I have access to land in one of the suburbs of Nashville that want to explore for self storage.  Anyone here has experience with any feasibility study consultants/companies that they can recommend and give an idea about how much this could cost?

To boot with, this property also has water issues.  Rehab and that too of a property untouched since 1940 (which will be out of code for almost everything) is likely going to bring many surprises.

If finances allow and numbers make sense then new build can get larger ($) returns.  I like modular home because of relatively shorter and firmer timeline and fixed budget where contractors don’t hold you for ransom but this works only if you know the design that is going to work.

Though I haven't anything (yet) in Newark; one would start with CMA for both To understand realistic value. You can ask the agent or seller/wholesaler for comparable within blocks because real estate is location, location, location!

I do not know the area but simple look at Google maps shows Panera Bread and apartments next to it.  May be the area has turned.

@Debb Childs Merrill Edge particularly doesn’t have any trade fees for fIrst 100 stocks and ETFs per month for accounts over $100k and no other account fees even for smaller accounts. May be you are fear mongered!

I attended @Scott Meyers program approx 3 or 4 years ago. Learned how to find storage deals, analyze and value storage deals, and fund storage deals. To this day I still use the valuation spreadsheet that we were given to analyze properties. Have acquired multiple off market properties using the means and methods Scott teaches in his program. I have also used one of the lenders that was a presenter at Scott‘s academy and specializes in storage properties.

Have also found @Scott Meyers to be helpful and available long after the academy was over.

Thanks for that review.  Were you able to put it in practice and acquire self storage, made any network while there to get involved in any other way if didn’t acquire or build?
