 I just sent off my third mailing using @Jerry Puckett and although I haven't got a deal yet I will say that Jerry has got my phone ringing. I have no doubt that my first deal is just around the corner :)

@Tzvi Balsam I feel your pain. Just a few weeks ago I sent out my first batch of letters (1070) that Jerry created for me and I have to say that I wasn't prepared for the response even though I thought I was. I echo all three of your points to the tee. I'm sure at some point handling these calls will become second nature but in the mean time I'll do my best and just learn from my mistakes. 

I send my next batch out next week and this time I'll try not to be in the car and to be ready for these calls. 

I want to answer all of calls live and put in my dues until I get this figured out.

I will say this about @Jerry Puckett, he said he'd get my phone a ringing and he sure as heck did a good job at that!

Hey BP, after many months of research I’m finally ready to start mailing around KC with the goal of finding a couple of buy and holds a year for myself and wholesaling the rest. 

The only thing I’m missing from flipping the switch is the contract itself. I’ve seen a few posted online as well as ones posted in the file place here on BP but I was hoping that someone around KC could share the contract that they’re actually using. 

Also if anyone has a recommendation for a title company or two that’s open to double closes and assignments that would be great too.
