I think you are being your own worst enemy here. Why all the back and forth with this person that is not even your tenant yet ??  Sending pictures, Sending updates, Facebook buddies, Breakfast in Bed !!!

Totally unnecessary.

Fix the property up to the standard of rental you provide and that's it. They either take it or leave it.

Impossible. For a 9 unit building there could not be such a big spread. 68K ???

You need the trailing 12 plus copies of all the utility bills, taxes, water, expenses etc plus copies of all the leases to start to put this jigsaw together.

For the St Louis market maybe the total Scheduled Gross Rent is $56K. That might make sense but I am prettly sure its not the NOI unless these 9 units each rent for $3K a month...and I doubt that.

I don't think buyer and seller are comparing apples to apples on this occasion.  Like I said...you need to eliminate the guess work and get the actuals.

You have been paid ONCE for the last 8 days in March

"We signed an addendum with the new tenant to start 3/24, and they paid us the amount of rent for the 8 days extra that they will live there "

You have been paid TWICE for the last 8 days in March

"Are we required to refund the old tenants the amount they paid us"

You probably should since you have now pocketed it twice.

What the old tenant and new tenant did between themselves is nothing to do with you. 

Now she's trying to extort money out of us. She's already been reimbursed the days she's out

So have you...twice.

What a mess. There's an easy way and a hard way to do this things. I think you chose the hard way. This is what you get for bending your own rules. Rent was paid up for March therefore new tenant moves in April 1. Simple as that. Get this resolved quickly for your own sanity and move on with a lesson learned.

I'm with Carolina. 

Just give them sufficient notice (in writing) that you are terminating the lease.  And give them nada.

For 60618 and 41 Domu has given me the best hits. Followed by Apartments.com and the latter is free. 

Bad experiences have caused me to stay well away from CL. Never again.
