Thought I would share our latest flip. Not our best but not bad either. Sold to the first person who looked at it for full price! Thanks to our great realtor! Thanks to our private money lenders who make this possible!! They thank us too as they do well themselves working with us :)

This house is in the Richmond VA area in a great location called Bon Air. We are on the hunt for another so please let us know if you have anything in the Richmond area! This house has 4 bedrooms, 2.5 baths and is a great Tri-level from the 70's

Not a killer deal as we paid a little too much for it but it was in such a great location we thought it would go fast and it sure did!!

Bought and closed on it in August for $167,000

Put about $51,000 into it

Sold for $269,900 less $3,000 in closing cost

Realtor fee $13,495

Holding cost including Private Money cost $10,800

Profit about $24,605.00   (We shoot for about $25K per deal and yes we miss it sometimes)

Excellent post! Unfortunately I stay in the Richmond VA area but IMHO this is how to post a deal!

I constantly get "leads" but with no ARV or budget cost for construction etc posting like you did helps us make a a quality decision on if we need to pursue it!

I have a house that will be ready to put on the market within about 2 weeks and my stager is booked solid.

Any suggestions or recommendations will be appreciated!

I usually do full house staging and this home is about 2,400 sq ft.

I must admit I chuckled a little when I read your post title "Anyone investing in Richmond Virginia"

The place is awash with investors and investor wannabe's! I think alot of it has to do with the good press we have had over the last few years of being a good place to invest so it has attracted investors from all over the country.

I have been investing in Richmond since the early 80's so I have seen all the ups and downs through the years. Right now my take on the area is # 1 I love the Richmond area to live and it's a great place to visit. It still is a good place to invest depending on your type of investing. I have done mostly flips in my career and love doing them but the deals are harder to come by these days. With the high number of investors it is tougher to come across the good buys unless you have a good plan in place to find the deals others don't know about. 

I love to use wholesalers as the good ones know how to find good deals and have a decent idea of repair cost and ARV. But there are alot of wholesalers that still need some experience to get more accurate assessments so make sure you run your own numbers.

But anyway Richmond is a good town and deals can be found but it takes good work!

I have been at this business since my early 20's here in Richmond and have seen all the ups and downs.  Do mostly flips and love turning the worst in the neighborhood to the best!

Looks interesting! You said it is zoned duplex will City allow it to be a fourplex?
