 Scott, 10% and 2 points on private money and yes we had skin in the game also.

Jay Hinrichs you are so correct I really thought this one was going south and we were going to make nothing but we did at least make money.  But every little item becomes a big item on a bigger house! I would not tell any newbie to tackle this and in fact I wont even tell me to tackle these anymore! Well at least not without a huge spread as you said!

Is this a success story??

Great renovation and a gorgeous home with a net profit of $24,906.94!

Check out these before and after photos!!

Purchase price $275,000

closing and holding $31,177

renovation cost $98,356

Sale price  $465,000

seller concession  $5,000

realtor fees and closing cost $30,559

net profit $24,908!!

So its gorgeous and we made a profit so why do I ask is this a success story??

Too much invested in time and money for this return! I made more than this on a small rancher I bought after I bought this big one (4600 sq ft) and rehabbed and sold it before I finished the big beast and made more money with a third of the investment on the small one!

Now my private money investor made a great return and I am glad for it but they and I both would have made a lot more doing 2 of the smaller ones!

But I must admit I still like to do the big one every now and then as they are really fun to show off. Why do you think I just showed this one instead of the little rancher?? haha

I have been doing flips in the Richmond Va area for over 30 years and I do need to show our work more often so maybe I will post the little rancher next!

Hello BiggerPockets world!

Hope your day and week have been good! 

I am looking for a couple of houses to flip (but I am always looking) and we do mostly the Richmond VA area including Henrico County, Chesterfield County and all of the RVA area.

Our preferred ARV is $150 to $250K but will go higher or lower for the right deal of course.

I chuckled to myself a little bit ago as I was emailing a new wholesaler and said we have been flipping houses before it was called flipping houses.....must be getting old!

Anyway we are the real deal and can close as fast as you need as we are cash buyers and we use private money so we can literally close as fast as you need.

I am going to try and insert a couple of before and after photos to show our. last 2 flips

Great Job!

I have been doing this a long time in the Richmond VA area and your flip looks like it was done by a successful veteran! With the type of work you have done and the return on investment you should be able to find private money which will help you take your business to another level!
