Thanks I am looking for a couple of houses in the Richmond VA area right now and I just emailed her!

My best story was from one of my first Private Money lenders. A Doctor and his wife had heard about us and emailed and we set up a meeting to get together and go over our process. Then a week later we met at a house we were looking to buy and rehab for resale. There were very thorough and cautious, as they should have been, but decided to work with us.

All went well we bought rehabbed and sold the house quickly and they made a nice return.

Then on the next opportunity I sent out an email to my lenders describing the next house and after I hit send and was starting walk out of my office (in less than one minutes time) my email dinged with their response  "Were in"!!

They went from a slow cautious approach to instant yes in one deal. It made me laugh but shows the power of private money lending and the win win it is for all sides when done correctly!

Hello All!

I am in the Richmond Virginia area and have been doing real estate investing for over 30 years in the Chesterfield County and Henrico County areas of Richmond VA.

Have been on Bigger Pockets for awhile but not really using this great resource.

Right now I have the cash to buy 4 houses in the $150,000 to $225,000 ARV price range. Now of course what I pay for the houses will depend on the condition etc but we can do anything needed to renovate or rehab the houses. We have spent over $100,000 renovating a house more than once so the condition does not scare us if the numbers work!

Most of my career we have used Hard Money and or Private money and will continue to do so as our Private Money Lenders love working with us as they earn a great return on their investments. But as I said right now we have the cash to buy and as you know with cash we can close right away and can close as fast as we can get clear title!

Please let me know if you have a property or know of someone who has a property as I want to move quickly on the next few houses! If you are a wholesaler please send me what you have and the details such as purchase price, estimated repairs and ARV. I don't care what you make as long as the numbers work for me. I am the kind of person that wants all to benefit form each transaction!

By the way we have not updated our website in sometime but will add a new page showing a bunch of our previous houses showing before and after photos soon so you can see what we do.

Welcome aboard! I have been doing this real estate thing for a looong time and you are in the right place!!! Great resources here.

Next time you need to rent your house 5 hours away you might should consider lease optioning it. I have tons lots of these over the last 15 years and have had a lot of success. Just let me know if you have any questions when the time for renting the house comes back up.

Any type of investment is most likely a good one in real estate but I think it is important to pick one and get good at it before trying others.

I personally have never gone after tax liens so someone else would be better suited to answer this questions for you.

All of the TV flippers have been coming through Richmond Va. I actually attended one a couple of years ago and yes it is pretty worthless and no none of the TV "stars" as Than Merrill calls his self in the commercials is there.

But if you can attend and not get sucked up into the hype who knows you may pick up a pointer or two. Or you could take the same amount of time and get lots of pointers right here on Bigger Pockets!
