For student rentals I provided W/D, purchasing used but almost new condition units.  Most of my students barely used them preferring to let mom do the work on weekends.  For standard rentals I do not provide.  When I have had a extra pair not being used i have offered them to tenants with a lease addendum stating landlord not responsible for maintenance.  If they die will not be replaced

With a wholesaler you are basically buying his contract for the house, not the house.  Do not buy unless you see the actual house contract you are purchasing.  They also try to insulate you from the seller even though you have a contract from the house.  If you have questions about the house don't let them threaten you to not contact the owners.  Wholeseller is not an agent for the seller.  Read over the assignment contract carefully.  Don't hesitate to negotiate out unreasonable terms.  Terms of the assignment should not be worse than the actual contract other than assignment fee.

Stopping credit card to Cozy would not stop the problem.  ACH transfers have been reversed on Cozy also.  I’m using cozy for now but looking for an alternate payment method.  Zella has too small a limit on payments for me.

One of the last houses I purchased recently had money owed to county utilities from 2 and 3 owners ago.  This was found during title search.  Seller had to pay them at closing.  I keep utilities in my name and collect with the rent extra money for an escrow fund.  At lease end tenants get refunded  or pay any remaining balance owed for water/sewer/ trash.  Not much extra work and one less thing to worry about at lease closeout.

Quite a few people are allergic to cats.  The dander stays in the house for some time.  Also the potential for lasting odor is much worse for cats.  I permit small dogs with breed restrictions, proof of vaccinations, a photo and insurance, with a pet fee.  I prefer tenants with no pets and will select someone without a pet every time.  Note: if a deposit is not refundable it is a fee, not a deposit, and should be stated as a fee in your lease.

Couple of years ago bought my higher end fridge from them.  Cheapest around for it at the time.  Delivery was about  3 weeks though.  I've looked at them since for appliance sets for my rentals but always found much cheaper locally - Appliance Direct scratch and dents (negotiated down) and Lowe's using discount gift cards and coupons with sales.

All my contacts are in central fl area.  Earlier I had contacted 3 independent insurance agencies and all 3 carried st james (Lloyds of London), so an agent shouldn't be hard to find.

Only vacant house insurance i found was st. James.  Didn't require inspection for 1st 3 months but required an Insurance co selected inspector for a renewal when I didn't finish at the 3 month mark. Got to work faster next time

Best option is to not rule anywhere out completely when looking for deals. I did recently find one successful BRRRR from craigslist. Also, regardless of using multiple listing to find renters, my latest tenant came from a craigslist ad - for a more expensive SFH in a B+ neighborhood.

I'd be too concerned with liability to buy a mower for a tenant to use.  I used to hire a lawn crew for lawn care but it was a pain always checking that they actually did the work.  I now put it on the tenants and they can cut it themselves or hire it out.  B class homes
