Thanks,  The applicant I was dealing with I just rejected due to sub 600 credit score.  I had several that contacted me earlier from Puerto Rico wanting to rent sight unseen but this last applicant was the only one that sounded like they would be a good qualifying tenant (retired law enforcement plus a good job lined up here)

How do you handle potential renters that want to rent from you sight unseen or has anyone rented this way?  I have had several inquiries from people living in Puerto Rico that are in the process of moving to FL.  They want to line up a place to live before moving.  I have always done an informal pre-screen,  talked to people in person and then a formal background check before renting to get a good feel for them and am not fully comfortable renting sight unseen - however I don't want to turn down someone that passes a background check and seems to be a good fit.  I'm also not sure how good a background check is (Cozy?) for residents of Puerto Rico.  Note:  B class neighborhood.  Any suggestions?  Thanks

The allure ultra that I just installed required a very flat surface.  Any unevenness causes them to unlock.

Fridges with ice makers are not $1000 extra.  Just purchased yesterday  a new ss freezer on bottom with icemaker whirlpool fridge for $800.   Just have to look around.  I put in lease that icemaker will not be fixed if it breaks

Does not have water dispenser.

The idea that a buyers agent does more work with a fsbo sale is definitely not true.  This is something buyers agents push to get a higher rate from fsbo.  The settlement company does most of the work post contract.  On my last sale my biggest time waste was the buyer agent calling me continuously informing me inaccurately what was going on.   I was talking direct to the closing attorney - buyer mortgage issues.

Travel credit cards are good for the signup bonuses, for which The return is much higher than regular cashback card.  Cancel before the annual fee is due.   For any spending not going towards a signup bonus use a regular cash back card.

Father sold most of his properties off in retirement but kept one rental till he died at 95.  Cash flowing property with low value.  Income from this house paid all of his personal housing expenses. He self managed and handled most repairs himself.

On a sale a number of years ago the buyers offered 2 weeks interest payment plus some extra  $ due to mortgage company delaying settlement 2 weeks.  

On an even earlier sale, I canceled the sale due to buyers delaying settlement  a month - had a much better offer come in with an earlier closing date.

Son won an option on hubzu house.  Auction listing specifically said financing was an option. He had prequalified with a bank ahead of time who ensured less than 3 week close (small very rural bank).  Hubzu canceled sale saying cash only.  Talked to actual sellers [reo] who said they had no problem with non cash sale.  Hubzu still said no deal and relisted  house.

Not sure why your agent thinks you must have an agent bidding on hubzu. I've always done my own bidding (haven't had a high bid accepted).  I do enter my agents number on account but only so she can get a small cut.  This is not necessary unless they recently changed policy.
