Great post Greg! The "Typical perception from the West Coasters that all Sub 50K properties are dumps in the ghetto." is completly RIGHT ON. Those houses look the same as here in Oklahoma City. Their misconception is a fallicy and creates confusion when the coasts try to compare their properites with our properties.
I would highly suggest coast investors come to a small midwestern town and see what we are talking about.
Just some ideas of Oklahoma rentals: (Generalization of course)
- Cost of living is LOW!
- Lots of jobs.
- We are landlord friendly.
- Typical Eviction 7-30 days (all about timing of notices and circumstances).
- Land is cheap. Most rental houses via our county tax assessors is around 10K. Varries of course for higher value properties and some locations.
- People are FRIENDLY!
- Traffic Jams? What traffic jams? You mean a 5 min delay during rush hour? Go accross town 30 miles in 25 minutes?
SFR ARV 50K
- 2 or 3 bed. 1 - 2 bath. 800-1000 sq ft.
- Rents for $600-900.
- It will DOUBLE in apperciation in 13-18 years (15 avg).
- Typical purchase is 10-30K.
- Repairs is usually $15 per sq ft not including mechanicals, roof, foundation or other major issues.
- With the hot OKC Market (means newbies paying too much) the all in cost (purchase + repairs) is about 75% of ARV (38K for 50K ARV).
- Typical Blue Collar neighboohood. Schools vary in raitings. Easy to rent, easy to maintain, easy to get bank lending.
SFR ARV 80K (which easy to get for 50K)
- 3-4 bed. 1.5-2 bath. 1000-1300 sq ft.
- Rents for $800-1400
- It will doulble in apperication 15 years avg.
- Typical purchase 10-50K
- Repairs $15 per sq ft not including mechancials, etc.
- Hot market and everyone paying too much. 75-80% of ARV
- Typical Blue Collar. Schools vary. Easy to rent and maintain. Easy bank lending.
We LOVE these houses for rentals. For flips, we love 100-150K ARV houses.
I live in a 2400 sq ft house (more room then I need) with big yard and the ARV is about 160K. Neighboorhood has a pool, lake, walking trails, park and more. Crime is low. Each house looks different (not cookie cutter houses). Close to several city/public lakes.
To sum up: I agree with Greg that you can't use a blanket statement for investing. Each location needs to be evaluated differently with all the factors involved then just the purchase price. I was liberal with above numbers but it's ball park close enough.
Oh; Ghetto Properties: varries in size but costs around 10-20K worth up to 40K but usually bad schools and crime. Much less apperciation if any and different type of tenant. "Warzone properties". However, Oklahoma is growing and expanding and in the last few years, new homes are being built in "ghetto" areas and houses refurbished. The city is investing in upgrading neighboorhoods so areas that were "Scarry" are rapidly changing. I've been here since the 1970's and I can't belive my own eyes, either. I'm starting to look to invest in some of these once "warzone" areas (still can't belive it!).

22K Purchase in 2016
14K Purchase in 2016 on 3 acres rented for $850
I can go on and on. Blanket statements just do not work in real estate investing
