Welcome to Biggerpockets & OKC!

I recommend you join the local Real Estate Investors Associations (REIA) to be around like-minded individuals.

What I have seen over the years, since 2006, is that we can tell the success level of new investors by how often they show up. It's amazing what it will do for your motivation and momentum when around your peers.

For real estate investors in Oklahoma City, we have:

1st Thursday of every month www.mpmeeting.com

2nd Thursday of every month www.okcreia.com

For entrepreneurship & business in Oklahoma City, we have:

2nd Wednesday of every month "Coffee with Entrepreneurs" www.okceg.com

4th Thursday of every month www.OKCEntrepreneurGroup.com

I am a local real estate mentor and business coach so if you ever need guidance and accountability I might be a resource to you. I am always open for a cup of coffee!

Enjoy the day,

Ron Harris

Cory was our first real estate mentor way back in 2007! Short sales were killer deals!

Shawn & Luke are the real deal! Lucky to have them as mentoring students under RenascentMastermind.com (shameless plug). I think I'm going to learn more from them then the other way around at wholesaling meetup.

Enjoy,

Ron

My partner Shawn and I (Speedy House Buyers) have teamed up with Cory Boatright of House Kings to host a new monthly meetup in Oklahoma City. It is specifically tailored to discuss wholesaling. Shawn and I will be teaching what we do and how we run our business. Together we have wholesaled over 150 homes and counting in the last 2 1/2 years. We don't pretend to be experts, but we do have a good amount of experience. There is no sales pitch at all, and it's 100% free.

Last month we had 30-35 people attend, and we had great feedback. We were there for about 3 hours.  We will be giving a presentation and doing lots of Q & A.

You can also find this event on Meetup.com

@Theresa Nicoletto, thank you for the kind words about Spearhead Realty.

We are applying the e-Myth approach to building it, being investor friendly (we are one) and instead of the gimic of "profit-sharing" network marketing format that only rewards the top but instead we encourage agents to get their own investments (they control their own future and not by someone else).

Other than that, have fun on the way!!!

Having a license just makes everything easier...

You can get a real estate broker's license in a state that doesn't have a residency requirement like California...

http://www.dre.ca.gov/Examinees/OutOfState.html

You can then take the State only exam portion of the Broker's exam and be licensed in two states. If you do 20 transactions in OK, you can use that to qualify for your TX Broker's license... and on and on... just depends on what you want to do...and where you want to invest/practice.

That being said, @Ron Harris's wife Angelena @ Spearhead Realty does have a great investor friendly brokerage in OKC that leverages technology. You definitely want to have someone seasoned to take you under their wing and show you how things are done at a practical level.

Also, if you haven't already, read the free BP e-book that Brandon put together for Real Estate Agents. It's spot on and everyone considering working with investors should read it.

Good luck and let's hook up when you get to OKC.

Hi Jaren,

If you'll send my wife an email to [email protected] she should be able to answer your question about Oklahoma. She's helped others get their license when they were out of state and shorted the curve so she might be able to help you know the plan.

When you get back to OKC, you might consider Spearhead Realty to place your license since we are investor friendly and have a different model then most brokerages (ie transaction vs commission splits). Plus, we encourage you get your own investment property vs. the MLM style recruit a realtor "profit sharing" model.

Also, when back in OKC, I recommend you join the local Real Estate Investors Associations (REIA) to be around like-minded individuals. Till then, plug in the Texas REIA's. I've heard great things about most of them.

Every REIA has a membership fee. It pays for the room and marketing. They both have courses and classes to sell, but I do believe they have the best intensions.

If you REALLY want a sales pitch goto a Rich Dad event, or any other traveling guru and you'll get the freebee's, come to the event for cheap, upsale, more events, and upsale some more.

I've seen people pay 30K+ for training that they DON'T need yet. I found spending 1000 or less is best and focus on simple techniques. You don't need the ADVANCED training just yet.

I used to mentor/coach for free but it was too time consuming and seriousness of the student wasn't there, even though they had best intensions. I had to seek a mentor to beat me up and tell me I had to start charging. It made all the difference! It's not about making money, it just makes it VERY SERIOUS for the student.

Best mentors are active local mentors since they know the market.

If you come to the REIA's or few other non-reia meetups, you run across many of my past and current students. Just ask them what their experience was like with my wife and I as a mentee.

Lastly, GET SOME RENTALS! Amazing things are happening and we are still getting houses "for free!"

Hope to see you all soon!

Ron
