Like foreclosures due to the time. I worked with our local top short sale guy years ago I helped with the marketing we did amazing with postcards
I've done yellow letters for myself it's worked amazing. I was told the other day by someone 15 years in biz. It's of training. Zero response on yellow letters. So back to supply and demand

I've been around leads since 2002. What a lead is and what's worth our time is debatable. Also when you get leads online often their is relationship building and education and the sales cycle can be very long. This can be a cost on marketing for a very long time before money comes in.

Mailman may find a deal but wholesalers market and look all the time and they usually charge their fee and $500 is t enough for them but go to your local reia

Why not have it as a duplex and focus on the cash flow. You can still sell duplex to the average homeowner.

The closing costs are about to change as agents could get squeezed out. Zillow will continue to disrupt and apps and Redfin will continue to grow. Old regulations will be pushed out by the new digital age. Lots of digital automation is on the way before bitcoin I believe
