You can also check the deed to the house or their will through the county. Also see who's paying the property tax. Search obituaries too for relatives. All free/public info

Michael Mullins thanks so much for the reply. So once the buyer signs the agreement with me then they are obligated to still buy the property even if something comes up? (Which I will do my best to make sure that there's nothing or if so its minimal) Lastly, once I get a contract with the seller don't I have to open escrow ? Is that from a deposit that I would get from the buyer? you hear so many ways to do this and I want to make sure I'm doing it right. Thanks again

Hey everyone , I'm still doing research on how to wholesale and I'm just still confused on the title search. Once I get a contract is that the point where I get a title search done? Is the money for the search due at the time of the search or at closing? Also I hear people using earnest money and others that don't. Any insights would be great. Thanks

Thanks for the info Michael. There's so many in my county that it's just not possible to do a title search on each one. I'll have to figure it out, but I'll keep my eyes open for the December date to see what houses didn't sell. Roland, what I wanted to do was get a deal under contract with the homeowner prior to it going to auction to be bid on. I have never been to an auction, but I do want to check it out and may be even meet some investors there. Thanks! :)

With wholesale you set your own fees and payment.

Try a LO if you can't wholesale it. Buyer can pay you $20,000. Take 5 for the past due, 5 to the owner to move and the rest for you. Mortgage stays on owners name and the Buyer pays monthly mortgage through a service co with option to buy after x amount of years . If they default then the service co would deal with it, and if they decide not to buy after x amount of years they are not obligated. Buyer would have to do all the repairs though. I'm new at this , but maybe it would work or maybe I'm far off lol I'm still learning myself

Ok so how much is a title search? People say you can get into wholesaling with no money out of pocket. I'm confused. So once I get a contract of assignment, what is my next step? Thank you for your help
