@Jeremy Hazelwood i heard of seed capital before but didnt look further into it because I didnt want my credit hit. Can you tell me more about your experience with them? My credit isnt A1. My lowest score right now is 645 highest 680 and I hear you have to have really good credit to get approved. I dont have collections or anything like that so what did they require and how have they helped you grow?

Hey everybody I am in the same situation. What my plan is to get a home path home and give them 5% rent it out and then do it 4 more times because home path will give you 5 total loans and those down payments are CHEAP!!! I speak with my broker tomorrow to see what home we will put an offer on first! I have a duplex that is almost payed off and a sfh. So wish me luck!!
Hi Nate Rohlf if you feel as though she will eventually need nursing home care probably should just get her a rental or dont put her name on it. In addition to real estate I am a registered nurse in iowa and i case manage for the elderly to help them stay at home as long as possible to prevent them from going into the nursing facility so if you ever need anything feel free to contact me and I can give you some more information.

@Ned Carey i heard that blanket loand could also be used in residential if purchasing more than one at a time

How hard is it to get a blanket loan, is it some what like a conventional? I am starting my career in real estate and would like to get 2 this year but need to figure out funding.

I am wondering if i get a portfolio lender or find a private lender company will they give me more than one loan at a time or within a year. My goal is to have 2 properties this yr and i want them to be fixer uppers so i dont plan on borrowing more than $100000.

Hi Charlie Fitzgerald thanks for the response. Maybe you can answer this. The house needs rehabbed estimated about $30000 and it is currently not able to be lived in because of the renovations it needs. If the owner financier wont pay for any rehab are there any other options?
