Thirty-two unit, consisiting of 16 town homes, and 16 apartments.

What made you interested in investing in this type of deal?

Very little deferred maintenece, however, room to increase revenue and decrease expenses with better management in place.

How did you find this deal and how did you negotiate it?

I sent a letter to the owner.

How did you finance this deal?

506(b) Syndication

How did you add value to the deal?

Value will be added through renovations, billing tenants for water/sewer use, allowing pets on the property and upgrade management practices.

What was the outcome?

@David J Pring III shoot me a text (its in my profile, they won't let me post it here) If anyone else needs help shoot me a message.  For anyone interested in the Erie Market, I highly recommend joining the Apartment Association of North Western PA as well as the Facebook page hosted by my friend and fellow investor, Erie PA Real Estate Investors.  Both the Apt Assoc and Erie PA Real Estate investors have monthly meet ups.  Great place to meet other investors and start schooling yourself on the local market.

@Garrett Leahigh what type of financing are you using? If you are using conventional you will have to purchase in your name, if commercial, you will have to purchase in your LLC. In PA if you switch from your name to an LLC you will incur transfer tax of 2%.

I use confession of judgement not DIL. I am in PA.
