Post: Property insurance for a C-corp belonging to a foreign owner

I try to find an insurer for a property I bought through a Georgia C-corp. The insurer I contacted told me I need a social security number to be insured (which I have not, living in France). I don't know what is the rule ; presently for my two other houses in Georgia I found an insurer who didn't ask me any social security #, but it is expensive.

Has someone an idea of an insurer who could handle my situation ?

I am buying a SFH in Cartersville, but there is some termite damage. I have the inspection report saying it was treated in march 2013 and the contract expire in nov. 2016. Nevertheless is it stated that not all parts were accessible and there is an exception form II stating that the house will not receive a complete minimum treatment. Is that a problem ?

I have to close before the end of the week. The house was built in 2005

I bought a house in Stone Mountain two years ago, one of the problem is the high tax level. In my particular case it's more than 2 months rental.

Those corporations are buy/hold properties only. I am president and my children are stockholders. I lent the money to the corp. to buy the houses and the corp. should give me my money back in 20 years (5% per year). The advantage is that the tax reporting is only US and if the corp. does not serve dividend, it has nothing to report in France.

I have two separate US corp. One Georgia corp. and one Florida corp. Each one has just two single family houses. My CPA filed for the IRS and state taxes and made the yearly accounting. He asked me 1200 $ for one company and 1300 $ for the other. Due to the small income on each company, this seems quite a lot. I would like to know if it is an acceptable price.

Hi johnna,

Thank you for your help. I just took a new PM, whose name was given to me by Tom Yung. For now, I am happy with him and he looks professional. He told me 

"that the reality in Dekalb county is that the sheriffs office works really slow in executing these so its doubtful we'll have actual possession on january 15th although we'll have it as soon as possible based on the wait from the sheriffs office".

I understand from your mail we are not obliged to wait for the sheriff but one can ask to an "eviction crew". What is it exactly ?

 I will ask him questions and contact you privatly as you suggest if needed.
