Hello friends of BP, recently a fellow BP member named @Johnny Situ reached out to me about a new app he is developing. The app is called "Deal Crunch" and is a well put together a mobile app that allows you to analyze RE deals on the go. The analysis works very similarly to the online BP deal calculators except it is all done in the palm of your hand! I have used this to analyze several multifamily deals during walkthrough and the easy to use UI makes it simple to do even with just one hand! I'm not paid to promote this app or anything but just really enjoy using it and wanted to share it with the rest of the community. I hope y'all check it out!!!

Hey Dwagne, just finished Set For Life and it was great. I would suggest staying in the SE as much as possible because its really booming right now and prices aren't too high even in the market we are in. I live in Greenville SC which is an amazing place to live so naturally I would recommend Greenville. We have great engineering jobs and a growing urban area of about 450-500k people. Georgia, North Carolina, Florida, and South Carolina seem to be great however they all have different rules and regulations so you have to do your homework. I am going off to college in a few months and I will be house hacking down in Columbia SC so I guess we will be in a similar boat. I wish you guys the best of luck.

Hey Joshua, I would suggest you read this article https://www.biggerpockets.com/renewsblog/how-to-ma... .Basically, there are deals to be found in any market however they are not always easy to get. It is never bad to invest in a hot market like it is now however you always have to be careful. A true deal should be able to withstand market corrections so long as it is purchased and managed correctly. If your deal has solid number go for it and don't try to time the market if you do someone will take the deal or you won't be ready to buy when the market really does drop.

Hey, Richard nice to see another new face on BP:) I would suggest you start out by getting your BP profile set up with description and profile pic. Then I would head over to the BP book list at https://www.biggerpockets.com/renewsblog/20-books-... and start reading. My first book was Miracle Morning by Hal Elrod so I would start there because it gives a great framework to schedule your life by which will enable you to read more books. Just keep learning and networking on BP and you will see progress in no time.

@Shawn Riley if you think that the property is too much work for you to rehab there might be someone else who is willing to do the rehab. Maybe you should consider wholesaling it in order to make a little bit of $$$ instead of just walking away. Just a suggestion. I wish you the best of luck:)
