For someone to mentor you have have to bring something to the table. That can be financing, knowledge or the most valuable asset your time. Probably the best places to find local mentors will be at your local REI group or meetup.com. Additionally you can seek other investors here who can mentor you.

May I suggest Zoho CRM. I like ACT and have used Freedomsoft but they are waay to expensive. Zoho does the same thing at 12/mo. You just have to set it up the way you want it.

The only way to meet other ACTIVE investors "which is what your looking for" in your area is at your local REI and networking with other people who are doing deals. To be honest your probably better off doing real estate yourself because as you will find very few people will have the same drive as you do. A mentor is just someone you go to for support. It will be up to you to learn and build your business up.

The biggest tip I can think of is to build good solid relationships with your buyers. I am not saying to kiss their *** or anything. Just to be on a first name basis with them and learn what they buy and where hey buy. Learn what the top 3 zip codes are in your area and focus in those areas. Don't just scrape e-mails and blast out deals to whoever. I wish someone would have told me this in the beginning. I wish I started when I was 14 but I started when I was 25.

This is a great question. You could collect a larger earnest money deposit to discourage your buyer from backing out. I typically don't put my name on the contract until I get a closing date but that may not even help in this event. Probably the best thing to do is have relationships with other buyers so if someone backs out you can just make a phone call.
