You can go after free and clear homes or as you call them "homes that are already paid for" but those aren't the only houses that are deals. As long as the house has some equity you can wholesale it. If you can master lease options you can wholesale them as-well.

It can be done but it has to be a great deal. From what I understand before 2007 people actually did this and it worked. I have always had a buyers list in place or I had an ideal of what my buyers were looking for.

I carry a leather notebook with some nice before and after pictures. At max I would have 5 charts to show people as you want to make it short and to the point. Leaving them with a business card? You better be leaving with a signed contact if you are showing them a 10 slide presentation.

Once I leave I usually don't comeback. But then again I don't come out to "meet" anyone unless I have a verbal accepted offer over the phone. I got smart early on and stopped wasting gas.

Memphis is sill a good place for rentals. It was ranked no 4. if you check here..

However I think Nashville is a better market for the long term investor. Most everyone I talk to from Memphis hates it there and crime rate is super high. I once wholesaled a property in Memphis for $1,500 and it sat on the market for 2 months. That same property would have sold within a day here in Nashville.

Don't waste your money on this. I only had a very small increase in deals when I did this. Spend that $200 a month on more mailers instead. It's better to just just it go to vm and just call them back. If they didn't leave a message the chances of them being motivated is slim.

I offer some "turn key" stuff and also some lease option opportunities. Check out my website below and subscribe so I can send you what I got.

There are 3 zip codes here I stay away from but all area's of town will rent. They are 37208, 37209, and 37013. Some of course rent faster and better than others. 37206 is a good example and a great up and coming area.

I would say one pig pit falls to avoid here in Nashville is flood damaged houses. STAY AWAY from anything that was flood damaged. Also always look for cockroaches and black mold when you look at a house. You can get a testing kit from home depot for $9 and it's worth every penny.

Thanks for sharing that info Dennis. Do you mean create a separate Homepage or a Page (like a blog) specifically for a search term?
