I use 4D web hosting for about $4.98 a month. I use them because they have php and mysql. I also use wordpress for my site and have my domain name through active domain for about $10 a year. Also I highly recommend the whois masking service aswell. I got tired of getting spam mail.

Yes having buyers constantly asking you to show them a house is normal but a waste of time in my opinion. You need you put a lock box on the house if it is vacant or schedule all of your showing on one day like Friday or Saturday. Also to cut through the "house-kickers" say to them "before I show you the house drive by it and see it first. If you are still interested I will gladly show you the house". This should keep people who are not really interested from wasting your time.

1. Once you find and have a buyer you will have them sign a contract. Once you have a contract signed by both the buyer and seller you will take both of your contracts to the title company. At that point you will begin the closing process.
2. The title company will write you a check for the difference between the buy price and sell price. Also I have had my buyers just write me a check at closing so you can do that aswell.

I've read The 7 Habits of Highly Effective People and The 4 Hour Work Week.
I will have to check out First Things First.

Already I am starting to see a pattern which is what I was really looking for when I created this post. Successful business people keep track of data and have a set schedule were they do basically the same "stuff" everyday to achieve results.
When I got started I would sleep till about 11 and make maybe 2 calls to a FSBO or post one ad on Craigslist. The funny thing is I couldn't understand why I wasn't closing deals. After my little meeting with my friend I see it crystal clear now.
I spend about 4 hours a day on my business as you can see above I am on and off. I have ADD so I'm all over the place.

Let me post my typical day
1. Wake up and Jog or eat 3 bowls of cereal.
2. Get coffee (starbucks).
3. Check e-mail account (all 5 of them).
4. Check Social media account (Facebook, Twitter, Youtube, etc).
5. Take care of all my marketing (craigslist's ads, adsense and or click2mail campaigns).
6. Check voicemails
7. Do call backs on said voicemails
8. Call FSBO's.
9. Go to BP and post in forums.
10. Look up information about properties (ARV and etc)
11. Go back to BP and post in forums.
12. Check bank accounts.
13. Watch TV
14. Make some more offers on FSBO's
15. Read or study courses
16. Sleep

I remember visiting one of my friends here who is also an investor. I was in a meeting with him and the whole time I was there his phone rang. Mine probably hadn't rang all day. That experience made me realize how I should spend my day and not waste my time.
I have always wondered what other successful wholesalers do during the day that makes them successful. Even if you are not a "successful" wholesaler I still want to know, how do you spend your day?

Most people would tell you to find the buyers first but I'm going to tell you to find both. What better time to find buyers then when you have a deal. I usually market to my buyers first and then if they are not interested I then market to the general public. Even if I have a buyer I still market the property anyway just to attract more buyers. I hope this information helps.
