What percentage of your real estate profits should you be putting back into your marketing? I was told by someone 20% but I wanted to check with a few other investors to see if this was a right number or not.

The main problem that I see with wholesaling higher end properties is that your buyer pool would be alot smaller. Also It would take longer to rehab and move. Your assignment fee's would be awesome though.

I wonder do the people who get upset over yellow letter postcards also get upset over their electric bill or water bill.

I got a funny story about wholesaling.

A guy wanted 140k for his house when it was only worth 80 - 90 at best.

I would leave a message and send 30-60-90 day follow up postcards.

search for "wholesale real estate (insert city and state name here)" in google.

if you search for "wholesale real estate Tennessee" my site comes up. So you can search by state sometimes also and just signup on all the sites that come up in the results.

FYI you should create a separate e-mail address just for these "wholesale site". You will get a lot of e-mails using this method.

I would lend to borrowers depending on what assets they had. Cash isn't always king.

I have a problem that maybe someone can help me with. I am a wholesaler and I can't seem to find any real cash buyers in my market. All I get are so called "cash buyers" that are really wholesalers doing the same thing I am doing. I also can't seem to find any good wholesale deals. When I do find a deal it's either too high and the sellers never want to go lower or the property is BER (Beyond Economical Repair). When I get a property it just sits for months and months. Can anyone help me?
