It's consistency that is what separates the unsuccessful wholesalers from the successful ones. Sadly a lot of people simply don't have it.

I am glad to see that you learned your lesson. To share what happened with my deal. I had a property under contract and marketed it to my buyers list as normal. 2 days later I get a call from the seller telling me that someone else had came out and going to buy the property and wanted to cancel our contract. The seller goes on to call me a "wholesaler" "which I am but how did she know that?". When I asked my she said that I wasn't competent and she told me "that's business".

As a new policy in my business anyone that even tries to talk to or communicate anything with my buyers gets blacklisted from my lists. Also I tell my sellers if anyone tries to contact you and wants to talk prices refer them to me.

Really there is no way to stop a buyer from doing this but there are measures one can take to prevent it in the first place.

This thread serves as a great and very valuable lesson for any new wholesaler starting out. That lesson is "before you market a property always get a contract on it". The guru's won't admit this but people DO go around wholesalers. This hit home with me as I've had both buyer and sellers do it to me.

The best way to compete with the big guys is to become a big guy yourself. Until then as Nick said you have to provide solutions that the "big banks" can't.

The best way to keep a buyer from going around you is to build enough report with them where they won't want to deal with anyone else.

I had a guy recently talk to my seller behind my back on a deal I was doing. I tell all my sellers that if anyone tires to contact you about the property to refer them to back to me to discuss price. When this guy talked to my seller the seller referred him back to me and I blacklisted him from my e-mail list.

Also as Jerry stated we want to provide quality deals where our buyers will not want to burn their bridges. I will also add that you should only work with honest people who do honest business.

Just wanted to give an update. I sent the Not Me Affidavit with 10 copies of my signature and a recent photo of myself. The case has now been thrown out.

A valuable lesson here is even if you loose your wallet at home or wherever always file a police report and or cancel any credit cards you may have. Luckily I didn't have any at the time.

I think e-mail blast and phone blast (phone calls) are commonly overlooked but highly successful marketing tactics in wholesaling. PPC (google adwords) (facebook) are a complete waste of money. The conversions rates are horrible.

I think I know what you were getting at. For me here it seems to be around 20 leads = a deal. I was just saying it's easier for me to do that with people calling me. Cold calling works for some people but it just didn't work for me.

I use to cold called leads from craigslist when I first got started. Boy was that ever a waste of time. I would call 10 leads a day and not get a single yes. For some reason I just like it better when sellers cold call me.

I don't really have an area as all of Nashville is my market. I do have parts that I concentrate on and around. Take a look on my website below and send me a few deals. I got buyers that love west Nashville. I work with other wholesalers all the time here and I don't believe in competition. I guess I just believe that there are enough deals for everyone.
