Yes. The warehouse, I assume, is not owned by builddirect, but simply acts as a logistical partner. After ordering, they will send you instructions on picking up the product. Takes about 15 minutes to sign-in and load up.

Let me clarify, it's just a warehouse. They don't have a showroom or anything like that. It's just a pick-up location.
Also, it may surprise you how much can you fit into a car/suv. Every time I take my 16' trailer to pick up materials, I remind myself that I don't need the trailer next time.

I like the idea of using vinyl or even laminate flooring on the wall. You can probably seal the wall with any type of roll-on water-proofer; such as used on basement walls. Then you could glue the vinyl or laminate to the wall. You could probably even tile the wall like this:

I've used them a few times. In my area, you can't beat the quality for the price.
The key is to eliminate the shipping though. When I buy materials, I only buy the ones that I can pick up at one of their distribution centers. When you calculate the shipping during checkout, it will show you the options and one of them will be pickup at warehouse and it will say $0.00
Sometimes, the product I want is not available for pickup at the nearest warehouse and I will choose another product that is.
Actually, I see you're in Dallas. The warehouse I pick up orders from is in Garland.

Not bad.
You may try changing the positioning statement from your actions to theirs.
Rather than tell them what "you" are interested in, position it so that's it about if "they" want.
Something like: My name is David and I'm a real estate investor. If you ever decide to sell your house @ xyz, I may be interested in buying your home. I buy with cash, so it's much faster and easier for you to get money in your pocket. Thanks for your consideration.

Post your letter here and let us take a look. I wouldn't be comfortable sending out letters that cause people to take them to the police department. Strange things happen, but if there is a pattern, it might be time for an alteration.

@Dawn Anastasi I believe you are referring to the scene in the movie "Pearl Harbor" where they act out the training for the "Doolittle Raiders". Also a great movie.
As a side note, I believe the Raiders are down to 3 or 4 in number and word is they cracked the bottle of brandy last year. God bless them.

There a lot of things you can try.
- Partner up with a seasoned investor who can front the down payment
- Find a hard money lender
- Wait and save up the 20%
- Pull equity out of your current house as down payment
- Take loans from retirement savings and use as down payment
- Pull together a good enough deal that the bank bends its lending criteria
- Find properties that a bank already holds and is willing to finance for you
- Find owner financed houses
- Get a part time job to save up the 20%
There are many other creative ways to make deals happen. Get creative. Successful investors know how to get things done when others become disheartened and walk-away.
