I see. Just from the above statement, I thought this was a common occurrence. I can deal with most maintenance items, but settling foundations is one I try and steer clear of. Was just wondering your take on it.

I totally agree. But you also have a larger risk exposure, like $8,000,000 worth of exposure. It's going to greatly vary for each person, depending on portfolio size, quality, location, tolerance for risk, etc.
It's a good assessment to make, I'm just 97 homes short of that thought right now.

My lender lumps all my debt together, including rental property, and then performs a DTI using 80% (I recall) of the revenue generated from my rental income and inculudes that as regular income.

In my area, insurance is cheap.
I got an $80,000 fire policy for less than $500. I like the concept of self insurance but when it's this cheap, it's an easy decision for me.

Smart to pay it and move forward.
I'm intrigued by the settling foundations and apparent common occurrence of windows breaking. I'd be seriously concerned if the foundation was shifting so much that windows are breaking.. Whats the back-story here?

Looks like this is where the problem started. So were these actually covered in the past and the policy changed?
Did you get an invoice with the work actually done? Did they replace the whole window or just the IGU? What type of warranty is included with the new window?

I had to purchase the Low E due to local code. There are lots of charts and statistics that show how much more efficient Low E and argon filled windows are, but like Dev says it would be difficult to quantify actual savings over the long term.
Check your local building codes though.
