It is important to connect with other investors in your area - attend a local REIA meeting and find someone who does mobile home investing (MHI). Finding a mentor will boost you along your path.

A good read for MHI is Zalman Velvel's Mobile Home Wealth. Also check out John Fedro's Youtube channel - it's packed with good information.

@Jacobe Kendrick hit it on the head, attend a Permian Basin REI meeting. Being in the midst of real estate investors will get the ball rolling on learning and networking.

You might even find a mentor or business partner. I did.

Todd, 

Yes I agree, MHPs are ignored because they are not as "sexy" as other RE investments like multifamily - which means less investors competing, which in turn means being able to purchase properties at lower prices.

Yes, we are well on the way on our mission to become the go-to REI club in the Midland-Odessa area. We meet twice a month, alternating between Midland and Odessa. At each meeting we have presentations on different aspects of REI.

Chad,

Be aware that some states allow a number of exceptions to Dodd-Frank. For example here in Texas, you are allowed up to 5 seller-financed transactions in a year. So don't let Dodd-Frank ground any owner financed opportunities you may come across.

John,

I ran across your "why mobile home investing works" video on youtube a few months back and it left me completely awestruck. It was unbelievable, I had to watch it twice. I've always been interested in investing (my childhood hero is Buffett) but I've never pulled the trigger. I figured I'd work and use money saved over time to invest in traditional homes. Long story short, learning that investing can be done with $2k instead of $20k was a game-changer. Thank you for the time and effort you put into educating others.

I plan on receiving my degree, working a job and using the money towards investing. It may not be the sexiest plan but I'll be happy as long as I'm a full-time investor at the end of the day.

To the good folks of the BiggerPockets Community,

My name is Reggie and its my dream to become a real estate investor. I've always known that I wasn't satisfied with the traditional path of working for some corporation for 40-50 years and then retiring. I'm 24 and studying for an engineering degree. I've decided I can't wait anymore. Now is the time to take control of my education & learn something I'm passionate about. I'm interested in learning as much as I can about mobile home investing. I like that it doesn't have a high barrier to entry and that good hardworking people have access to homeownership. I won't be able to know absolutely everything by the time I launch my first deal but I'm looking to learn as much as I can until then.

If you have experience in the mobile home niche, creative financing, or any real estate investing experience that you would like to pass on to someone who is determined to begin their own journey, please contact me. If you are nearby I'll buy lunch.

Other than that, I'm excited to learn.
