Listen to BP episode 42 with Mike Nelson. He found deals by partnering with another investor in the target market.

@Michael Hayes I'm interested if you managed to systemize bandit signs. Do you have an update?

@Mike Castellow @Cameron Whitehead Thanks for taking the time out to reply. So what y'all are saying is that I need to roll up my sleeves and get to learn the area. Which means driving for dollars. Again, thanks.

No problem. Do you know what list you are going to market to? Do you know how you are going to market to them?
Exactly. @Amanda G. hit it right on the head. Start by giving. I cold call as well. The only reason they are hesitating is because they are protecting themselves. For all they know you could be a criminal, ready to break into the property if you find out it is vacant.
Start by giving. I tell them exactly who I am, what I do, how I got their number, I'm upfront that I have a day job and this is what I do on the side, upfront that I'm not the end buyer, etc.
As Todd Toback says "Just hit them between the eyes with honesty! Bam!"
Call other wholesalers. Call on the We Buy Houses on Craigslist, google "We Buy Houses DC", etc. If they are advertising they buy houses, call them. To me the confidence boost given by having other wholesalers on speed dial if a potential deal comes along is worth splitting the assignment fee.

I'm in the same boat - started taking action towards my first deal.
I forget who exactly said it (either Grant Cardone or one of the guys from Wholesaling Inc) but I've taken to heart the idea of "filling up your pipeline to the point where it is about to explode".
To me that means going all out, cold calling as many homeowners possible, to the point where it's difficult to keep up with the appointments. Best of luck to you!

As far as marketing goes I've been cold calling homeowners. I get a list from Listsource, give it to a contractor on Upwork to search using Accurint and then call them to ask if they'd like to sell. No deals yet but that's because I haven't called enough people.
A good way to start is to listen to the podcast episodes where Todd Toback mentors Tom Krol and helps him get his first deal. Search iTunes for the No Limits Real Estate Investing podcast. It should be around episode 8, its titled "Do or Die". There is about 6-8 episodes in the series
Another way that I learned is to listen to the Wholesaling Inc podcast. Start from the first episode and listen to every single one. I listened to them all (and all of the BP podcasts) by not listening to music during my drive - podcasts or audible only.
