@Alex Bradley I second @Riley Neilson's advice. Skip tracing lists of potentially motivated homeowners and then calling them has proven effective for me. I haven't done my first deal yet but that's because I haven't cranked out enough calls yet. My advice is to use a contractor to skip trace using Accurint or TLO. I found one on Upwork.com and I'm paying 25 cents per name. Use Accurint/TLO, don't even mess with the lower tier data providers.

@Josh Lyons I don't believe so. I wouldn't know from experience but it's a rather notorious fact that @Brandon Turner has owned a Prius for years.

Are you talking about bandit signs? I've never done bandit signs but I've heard they are effective. They are usually illegal in the area they are placed so you will have to consider that aspect as well. Is there anyone else more knowledgeable about bandit signs in Dallas that can chime in?

@Danny Webber If not 70% then at what percentage are flips being offered at by wholesalers in Austin? And am I right in assuming that the higher prices (e.g. higher ARV) in Austin make up for the higher acquisition cost?

A lot of investors have disdain for wholesalers because it's a go-to for new investors. Don't listen to the naysayers. Also don't equate wholesaling with "easy money". I'm going after my first deal. I've been cold calling leads and I've received plenty of no's and "who are you/how did you get my number". But it's going to take more than that to stop me. If you want to learn, my advice is to listen to all of the Wholesaling Inc podcasts starting with episode 1.

I use a contractor on Upwork.com to run my lists thru Accurint on my behalf. So far the data has been very accurate and it costs me 25 cents per address.

Be honest. @Chris Turner explained it best: if they are motivated it won't matter! 

Plus the seller will respect you more because you are respecting them.

I'm just starting out - haven't closed my first deal yet. My greatest challenge so far is making time to market to buyers.
