That should not be a problem. I would suggest going to a local credit union or small bank in the area and finding out if they will finance from the start to avoid the hard money costs all together. Unless there is a time issue with paying the taxes so they don't get redeemed. Be careful you don't wait to long. BP(Bill Powers)

I agree with Wendell…it largely depends on the area and the type of property and the focus of your investment.  Lake county is a great area for all types of investing, you just have to pick the right areas.  Taxes are ridiculous, so you have to have a good plan to manage if you are holding long term.

Great one Andrew!!  Great model for others to follow.  I have only been to one of your events but I have been on a bunch of conference calls and you are preaching the right stuff…obviously.  This guy learned well.  The challenge we have had, is our banks require that we leave 20% of our own cash in each deal, so it slows are growth.  Ed seems to have jumped this hurdle with some financing solutions you have provided.  Well done.

I have found that Rent to Own signs have a strong appeal to home shoppers that have the down payment and income to purchase, but don't have the credit score yet.
