Your points and analysis are accurate. Margins are so thin that you can go negative as soon as the first thing goes out of the sweet spot. That's why I do new construction, where you can bank on equity play in case you sell instead of keeping. Big bucks to make there in the area where the population is growing fast. 

Can you write more about where you are investing and if you are managing all on your own?

Yes, turnkey works well for investors who want to be completely hands-off. Of course, not every provider is high quality, but there are a few. Rent To Retirement, REI Nation, and some are very famous and reputed. DM me if you want to know the details of my experience with them.

Oh man some parts of Ohio are growing so well that rent prices are increasing fast. You will get great deals there. I have some contacts there. I can connect you.

I am from the bay area of California and I have been there in the same boat. After searching for 6 months, I had to start exploring out-of-state inventing to boost my networth. 

Once I start having some success there, now I don't look at California and get disappointed, now I just enjoy exploring creative strategies and making my network in different states, and talking with amazing people making money in unique ways.

The ideal way would be to know a person who knows someone in an entire ecosystem. So thrive for that. 

( let me give out-of-norm idea )

If I go find a realtor, then lender, then contractor, than inspector, then manager, can take forever. Or I can find a rich guy investing 10x more money than me in that area, make friends with him or help him with something for free, and now I get to use his entire network!!

Thanks for the response. 

A couple of hour's driving distance is fine. I have done two new-construction deals in the past, but never rehab. Looking to do fix & flip, and trying to network for that.
