What you are referring to is called a turnkey provider. Most of them don't ask for any extra commission, they get paid behind the scene by the seller. You can think turnkey provider as a fancy seller's agent who is also taking care of finding good areas, deals, and property management for a buyer!!

Why don't you invest out of state? It's in the trend and so it's been easier than ever before due to sheer support from people providing turnkey deals.

There is enough free advice available. Unless you are getting a God-level real estate investor, it might be worth paying, otherwise, feel free to message me too for basic advice. 

I am an investor from California, investing out of state for now. Currently, doing equity play with new construction in cash-flowy regions to be safe.

I was in exact same situation and I gave up buying here in California. I have been investing out of state passively and it's been going great. I can talk in detail about turnkey providers especially the "Rent to Retirement".

In general, America is filled with great opportunities and deals. So, it comes down to having transparent/educating, friendly people to invest with. In the world of good turnkey providers, it's not that hard anymore.
