Looking for info on using a Mini Split HVAC unit on Single wide mobile home.  We Have a couple older homes with deteriorating trunk lines and currently window units.  The mini does not require ducting and looks relatively easy to install.  Has anyone here done this and what were are your thoughts. Thanks in advance.

Not sure if legal or not, had a similar situation with a toilet. I purchased the repair components and dropped them off to the tenant.  Cut the water off until repairs were made. Took about 1 hour, water back on.

James has the investor looked at these invoices yet.  If he has and his numbers still work for a refinance, then something else may be going on. I definitely would approach my son in law as to why the excessive charges. Discussing this with your daughter before confronting the son in law will put her in a tough spot. Just my openion.

Not sure about Michigan but in NC tax is due on all mobile homes, inside a park or not.  At some point in the past someone paid tax on these units.  That’s usually where I start. I’ve been able to locate records back to the early 80s. Hope this helps.

@C-Dell J.  , @Jerry Lucker has a lot more experience in this than I have and he’ll probably chime in.  Typically in my area it depends weather you’re on pump/septic system in which case it’s on the property owner.  or city/county then it’s the tenants responsibility to keep the utilities paid. The answer is the same either way weather you rent just the lot or lot and mobile.  At least that’s the way we do it with all our properties. Hope this helps.

@Jerry Lucker with 20 years experience at this I’m sure you have some war stories and tips for longevity.  Maybe one day I can pick your brain or share ideas. Washington St. is quite a haul for coffee but would like to share some thoughts.

@John Terry Currently we’ve only brought used single wides. We typically rent them close to what we’d rent a stickbuilt of comparable size and location.  Last one brought was a 16 by 76. Paid $18,000 for the mobile and $25000 for the lot. All in about $52,000. Rents for $975.00.  I’m currently working on a 14 by 76. Paid $600 for.  We’ll probably have about $12,000 into when done.  Currently have an offer on 2 lots @ $25,000 (for both). Probably put this unit on one of these.  I’m mainly into mobiles cash flow.  But from what I’ve been seeing in my area they my tend to hold value if attached to Land.  Hope this helps.
