I did this several years ago with a lot just outside of the city limits. You will first need to check with the county/city to be sure mobile homes are allowed in this area. The lot we had was close enough to the city water utility and we connected to their water. For sewage we had to install a septic system. I did the water and sewer connections myself. Total cost about $2500. I’m in the process of doing another one now which is within city limits and so far it’s going to cost me at least $11,000 for water and sewer connections.

I started out with single family and switched to manufactured homes on land. Homes on land is my preferred choice but recently I got a great deal on a home in a park. Closed the deal end of December did some repairs and had 3 possible tenants waiting. Rented the home for $750.00 February 1st. As stated by Reid the strategy you choose depends on your long-term goals. For me the goal is cash flow.

We’re moving to deposit only cards or direct pay for our tenants. We stsrted out taking cash but it will quickly turn into a problem with that many units.

That sounds like a great deal. In my area it would take at least twice those numbers to get started. And the rents here are in the $600-$700 range as well.
