@Christian Lopez Your going to pay more in the long run if your force to do the job. They will probably cut corners somewhere which will result in repairs being needed at some point. Does the contract have a good track record and references ? If they do you might approach them and see what kind of deal you can make provided they can do they work soon rather than get on the bottom of someone else’s list. Maybe see what the added cost is or they need to make the job worthwhile and agree to pay if they will let you make payments over a year or two if that helps with cash flow. If they don’t seem like the kind of company you want to deal with then just tell them you need your deposit back and move on.

Add me to the list as well. Awhile back there used to be a Cape Cod Property Investors group or Landlord Group - I forget the exact name. Ronnie from Bass River Properties used to run it. We met monthly and I want to say there was about 20-35 members. And this was back when the internet was just getting started.

Go take a look at a 10 year old composite deck and then at a wood deck of the same age. The composite wont look much different other than being a little dirty. If you clean/ power wash it annually it will look just as good as the day you installed it.

@Wade Kulesa keep in mind that Dave Ramsey is a business as well and he wants to keep you 100% in his camp. Like any well educated person, the key is to read and collect info from multiple sources and form your own opinion. Obviously his advise has served you well so far, but the best solution in my opinion is somewhere in the middle.

I signed up with RentRedi after seeing some positive comments on here.
First - I must say, I cant stand companies that wont post a phone number if you need help. My issue is that I set it up and one tenant has sent rent but I have not seen it in my account. I reached out it it looks like they sent an e-mail that I needed to verify ownership of the property. I font the e-mail and replied with a copy of the tax record from the town website. My issue is that if they want proof of ownership:
1) it should me more clearly noted before people sign up.
2) they should not allow tenants to send funds if everything is not properly set up.
3) what tenant would sent money to someone what they did not recognize as the owner or manager.
4) should be better notifications on the website, since the emails they send get diverted into spam.
Has anyone else had issues with this or am I the only one ?

A CPA can usually pay for themselves. Tax codes change every year and once you add in Real Estate, it’s not worth trying to go the dyi route

Unfortunately most lawyers have a CYA attitude and recommend the multiple LLC route.
It’s unfortunate that we have become such a litigious society and have to spend so much time and effort (and cost) to protect ourselves

Building code varies for commercial or storage vs residential. May vary from state to state, but here in Mass it’s pretty strict. If it was doable, you’d see them everywhere

It’s the multiple bank accounts I’m trying to avoid. Especially when some of the properties only require me to write 2 or 3 checks a month.
I am able track them all in QB by using the class tracking.
