So it is recommended to have each property in its own LLC. However, having to run separate books for each entity is a hassle. Is if possible to have one LLC own multiple LLC.s ? Then just run one set of quick books ?

Or is there an alternative structure I am not away of ?

Sometimes having someone like that to hold you accountable and keep you moving forward can be a worthwhile investment.

Why not make a counter offer that is based on results and not time based.

$ XXX for every property that he helps you move forward on.

@Derrick E. I had an employee who was also a tenant. I calculated the rent on a weekly basis and had the payroll company automatically deduct the amount and deposit it into my account. It’s so much less stress on everyone when the rent is broken down into smaller more frequent payments

If he’s a good contractor and gives a dam,he would have redone it. Take a picture of the finished floor and post on social media. That might motivate him to do the right thing.

@Jane S. A five bedroom house is going to experience some heavy use and wear & tear. I would be focused more on ability to pay and less on personal living habits.

I don’t smoke, but many who are in the rental market do. It’s going to be kids or pets or smokers - pick your poison if you want your property to cash flow.

Who hired the contractor? You or the tenant ?

Also who’s to say it wasn’t a previous tenant or someone that may have had a key. Or climbed in a window and unlocked the door from the inside

Bigger pockets has some great calculators, buy I would like to see a calculator where you put in the income and expense of a property and it would give you a matrix of cap rates/roi and required purchase price.

Does anyone know if this exists anywhere ?

Thanks... this is very helpful to hear. I’ve often been tempted by cheap priced fixer uppers in questionable areas. I guess the old saying “ if it sounds too good...” has some validity here.
