In my opinion precious metals is the next Bubble. Prices are driven by the fear of a collapse.

Its a economic decision. If you were faced with inheriting Mom & Dads bad debt, would you take it? People around the country are letting there homes go back to the bank. Its a lot easier when there are no illusions of ownership to begin with...

So yes, depending the the valuation I would say that it is very common.

Do you have a buyers list? Does it contain the criteria that each buyer is looking for? It would make it a lot easier to work hard on building a extensive buyers list, so that when good opportunities don't pass you buy.

One of the most influential books I have ever read is "The Millionaire Next Door" If you have not read it then give it a go. It is great...

For those that have not read it, one term is Economic Outpatient Care (EOC). Its were parents supplement the incomes of there adult children. At the time of writing, the ratio was 1 in 7 adults receive some sort of economic subsidies (if Im remembering that ratio correctly.

Well it looks like according to recent studies its now right around 48%. That is shocking to me, as my family would never give me money (since they have none), nor would I expect them to.

First off I have never done this before... but I have thought about it. First of enamel is just paint. Nice duarble paint... but still just paint. So if I had some really viscous stain I would wet sand the whole thing with 1000 grit sand paper or a 00 steel wool. This will remove the stains but dull the finish. Next use a variable speed buffer and some rubbing compound to polish it back out. Watch out for "burning" through the enamal on edges.... just a idea. Actually I wonder if just rubbing compound would work....

If its a market you farm often, you are going to know if it will rent or not, what it will rent for, & wither its a good investment. If not then you need to find someone you trust who does. Do your freinds have rentals? do they understand the market? Only take advice from those with lots of experiance

Hold your ground, or recommend that the agent or the owner makes up the difference. Principle is good, but it doesn't put food in your mouth. Keep firm on your price, but if someone else wants to make up the difference then why would u care. It's not your money.

I agree that it's very likely that it's not the bank. They would no better than trying to change the price at this point.

Depending on the avenue of financing, there are repairs that may have, had to be made to close the deal.
