For costs i would call a company that does it. I think it will vary widely across the country. It is also going to depend on how far it has to go. But remeber there are a lot more costs than just moving it. Permits, plumbing, electrical, sight prep.... just to name a few.... though if its free... and the land is as well. I say go for it. Its something I've always thougt about doing.

The numbers do seems strange to me... here you could never get anything in a neighborhood that rents for 1200 for 70k that is listed on the MLS. But each market is different.

Wouldn't the answer be just enough, but not to much? ;-)... if your planning on renting it for a long time than avoid trendy high end finishes. Get things that wont look tacky in a few years. 20k seems like a lot to me. What will be your ROI if you put that much into it?

I'm currently working very hard to get my REI career going. I also have a full time job. Because of this I spend most of my free time working... up to 100hrs a week when I'm doing a lot of the rehab work myself. Understandably my partner has a hard time dealing with this. Though I do make time for her, it never seems like enough. I feel like we are reaching a breaking point. Were I either have to give up my dreams of owning my own business, or give up the women I've loved for the last decade. It is very stressful since I don't want to do either. I feel like I would be miserable if I make either choice. But if I don't do something soon the choice will probably be made for me.

What do you do to balance both sides of your lives? Business & personal?

I would take on a gutted rehab any day. Think of all the problems you can see in advanced!!!

J Scott has some good points. But I don't think you going to have a problem. If the county records have it recorded a as a 4/3 then the original conversion was permitted. So you are going to have to pull permits to convert it back. Other wise reality and records will be in conflict & you will never be able to sell it.

Permits in my area for that would run you right around $400

A couple day laborers to do the tear out, lets say another $400

You should just be able to cap any plumbing & hvac were it enters the garage. Same with electrical. Just install a outlet were it enters the main house.

Finish 500$

New Garage door with install $1500

Those are just rough estimates but lets say all in all 3000$ after overages. If your going to do all the work yourself it will be much cheaper. But it should be a very easy conversion.

David has a good point, the more investors in a given area the worse time of it your going to have. Most list your going to get are going to well picked over. Your going to either have to start thinking outside the "box" or start traveling to more rural settings.

Looks like its been covered... but that is defiantly not smoking. I recently bought a place that was heavily smoked in for years. It resulted in a even yellow/brown coating on every surface, except were things were hung on the walls. Nothing in the house looked that disgusting. If you determine that it was a Meth lab, get the police involved.
