I really like how everyone had a dif. Approach to this problem & they are all valid. Im a "do it yourselfer" that'd why I recommend doing it myself... but I def. See the liability of it. Though if it was mounted correctly there is no way a earthquake would knock it down
I will have to ask a engineere... but I think you could hang from it if all 4 lags we're into wood. So if it fell... it would kinda be your fault. Just a thought ;-)

I find it amusing when someone gets "bent out of shape" when you ask for a inspection to determine a purchases soundness... especially in areas they have no experience. Next time you might ask when was the last time they personally inspected there septic tank :-)

I would mount it myself (to make sure its done right) & then deduct the cost of fixing it when the leave. There will be (4) 1/4" holes in the wall FYI.

It would just take someone who knows how to write, and some free time, to take the information and boil it down to a few paragraphs. Links to applicable threads would also help a lot. I would do it, but I don't think I have enough experience to cover all the bases.

In my area they are supposed to know & disclose all know repairs needed on most properties, but that does not apply to Foreclosures. Because the bank can not know what is needed, there is nothing to disclose (even if there is something obvious. Only once its inspected does the Real Estate agent have to disclose any repairs needed.
Though that does seem a bit odd to give such a short and some what rude answers.

So I have noticed that, unlike many other forums, there is a serious lack of Stickies on Bigger Pockets. I seems that people ask the same questions over and over & people give the same answers over & over. For instance the 50% & 2% rule. I think it gets explained about 2x a day. I think it would increase efficiency & reduce cyber clutter to make certain information easier to find... IE. beginners start here
