Are your Ohio properties, particularly Dayton, still available? Please send the list of properties that are for sale. I was just in Dayton this weekend looking at potential investments. Thank you for your time.

Fellow BPers

I have two lsting on multi-unit properties in Harvey, Louisiana. Both buildings are 2 bedrooms and full bath up and guest bath, living room, kitchen and laundry cupboard on ground floor. Some repair needed but priced to allow you to make the needed repairs to get maximum rents

The addresses for the two 4-plexes are as follows:

2828 Destrehan Ave 70058, $185,000, 2bd/2ba, Fully occupied $650/mo. - $2,400 total

2832 Destrehan Ave 70058, $185,000, 2bd/2ba, Fully occupied $650/mo. - $2,400 total

(Great opportunity to own 2 side by side 4-plexes for a great price.)

Of course all prices are negotiable.

PLEASE DO NOT DISTURBE TENANTS, THEY ARE NOT AWARE UNITS ARE FOR SALE!

Post: Adjudicated Property

@Reginald Winn when purchasing a property at an Adjudicated Tax Sale it usually takes about thirty days to close after the on-line auction has ended. A deposit is paid up front, Civic Source does the due diligence and the auction scheduled is within 45 days. There is an on-line auction with open bidding. Highest bidder wins. I have placed deposits on properties that I did not win. Civic Source is very prompt in returning deposits if you are not the winner.

@Josh Carr The three year redemption period (18 months if blighted) comes into play when purchasing a Tax Lien or Tax Sale Certificate on a property.

I have successfully redeemed a Fannie Mae property that I received a Tax Sale Certificate for taxes paid in 2011. The tax/adjudicated sales are tedious, there are a lot of due diligence and up-front money involved, but in my opinion, they are a solid long term investment strategy.

@Medvin B.

5) How do you know if the foundation of the house is good or not before buying the property? Are there quick checks you can do?

A few quick checks are:

1) Stand on the sidewalk and see if the house is leaning

2) Check to see if the front door is level.

3) Look for vertical cracks near the doors and windows

A basic real estate team consist of the following:

Title Attorney and/or Real Estate Lawyer

@Kimberly Jones

Those are some true words. The wife and I were looking at properties on Second Street between St Charles and Dryades. You didn't have to make the block to see a drastic change in scenery.

@Rod

@Rod Desinord

I can tell you area I am farming right now. It is within the bordering streets of:

St Bernard, N Rampart, St Phillip and North Claiborne.

In my opinion, the neighborhood has that right mixture of ugly houses compared with the "that price in this neighborhood" factor. I purchased two tax sales liens in that area. The first owner paid back after a year but the house is still vacant and boarded up. The second was paid back immediately.
