@Dwayne Jelks Jr. Could you just get a Real Estate License. It's the same principles as wholesaling AND you will have an experienced R/E Broker to guide you until you get comfortable in your Real Estate Investment Career.

It would only be too late to wholesale if the redemption period on the Tax Lien has expired. The Tax Sale List is usually what is being offered for the Sheriff's Auction. I would suggest closing on the property before it gets to auction and definitely before the redemption period expires.

Congratulations. I bought a Duplex in New Orleans on June 29 2018. I found my by sending “Inventory Needed” Post Cards to the Orleans Parish 2016 Tax Sale List. The seller held my postcard for two years!!! I got the call when his initial buyer fell through.
Are you intending to AirBnb the property? Or have long term renters?

Is there a particular process to buying over the counter. I bought a few tax liens through the Civic Source web site that Memphis uses for tax sale. I am also interested in investing the Birmingham market.
