Hey BP!

After spending some time as Realtor in CA (2016 - 2021) and being on the fence of entering the investment side of RE (fix/flip/buyhold/STR, ETC) I've since moved to NV and taken the leap. Was fortunate to link up with a great team of investors who flip 3-5 SFR monthly.

Usually the question of topic is how to find wholesalers to bring you the next deal...My question for you is what are some creative ways to make genuine relations with wholesalers / agents in need of reliable end buyers?  I'm looking to create honest, trustworthy work relations that are mutually beneficial to all parties by being a reliable component. The amount of spam, posts, FB responses and data captures of "buyers lists" is part of the game but outrageous. 

Appreciate your insight, thoughts, comments. If you are local to NV or neighboring states and want to bounce ideas / work with a cool group of investors I am happy to be a resource in anyway possible.

I've also questioned this and have come to the conclusion that an important deciding factor may ultimately depend on the situation. Time sensitive deals with banks can present more hurdles.  Banks also require further depth and detail which can drag out the process along the way. Yes they offer great peace of mind, can assume rates will be competitive and less room for errors as they will only execute sound investments.  Private money can be funded extremely quick with more flexibility than most banks. It's relative to what you are trying to accomplish with your funding, long term or fix and flip. My understanding is having a great relationship with a private lender can be key for investment opportunities, but that said a bank with low rates can and will save you money in the long run. Personally I think it can go either way. The end goal of your performance with either financing should out-weight "preference", as one form of financing may be more beneficial than the other in particular transactions.

I use a local express wash, never thought much of them until I became a member last year. Quick, clean and easy! Seems to be busy / lucrative throughout most of the year. Here is the place we use if you'd like to gather a few ideas!

Also used real estate express. Fairly simple platform and easy to access when you want. Just have to stay on it or you can easily drag it out longer than need be.

@Sterling White That is correct! Absolutely love So Cal and is my number 1 priority to invest here locally. If the opportunity of an out of state market deal that cash flows and logically makes sense did arise I may decide on this over a local deal.
