3 bed / 2 baths are ideal but I'll look at almost anything that's in decent shape. I don't mind doing some cosmetic work either.

If you're looking to save money but don't want to write the letters by hand, research doing a mail merge with a Word & Excel document. There are several YouTube videos that can help.

Hi @Howie Miller. That strategy didn't seem to work. Lenders don't want you to use borrowed money for a down payment. It has to be savings or a gift.

Now I'm working with a hard money lender to finance the home, then refinancing into a long term loan at a local bank. Also, I've been talking with Lima One Capital and I think I might try buying through their Rental30 program. Check it out and let me know what you think.

Can anyone give me the step-by-step process for evicting tenants in Oklahoma City? The tenants have defaulted on a few things in the lease agreement. I've offered cash for keys but they said no. I sent a 30 day notice to vacate on 11/6 so they should be gone by this Saturday. If they aren't gone the lease gives me the option to legally get them out and charge for damages. Thanks!

I have a SFH in NW OKC I'd like to have appraised. My plan is to use the equity in the property for a down payment on another. I know a lender who is willing to work with me on the deal but he needs a recent appraisal.

Can anyone in the area recommend a good appraiser? Thanks!

Chris Simmons I used to live in the home. Bought it for $100k. Rents $1200/mo. I can sell it for $125k easily after all the updates. Would take about 20% off my DTI plus pay off a few other debts with the profit.
