Sorry everyone. Since I put McNellie's South instead of Tulsa, Oklahoma as the location it won't show up on the map when searching. You're not the first person to bring this up about the Tulsa REIA. They have their reasons for bringing in speakers like that. I personally get more out of the BP forums and podcasts than I ever did a REIA meeting. I've acquired 8 good cash flowing buy & holds in the past year and am about to close on 2 more this month. I think I'm doing just fine. Keep your eye open for random BP meet ups. I think people occasionally get together at a BWW to network.

A Tulsa based residential property management company is looking for a new Leasing Agent. This is a part-time, commissioned based opportunity for a highly-motivated independent contractor.

Past real estate and/or property management experience is required.

I’m currently trying to rent out one of my vacant properties. Usually when an applicant calls I get all their information and ask them the 4 basic questions:

  1. Is your income 3x the monthly rent?
  2. Do you have a clean criminal and credit background?
  3. Have you had any prior evictions?
  4. Can you get a good references from all your previous landlords?

If they answer all 4 questions correctly we schedule a time to do a showing.

Before the showing, and before they actually fill out an application, I’ll do a quick search of their name on Google, Facebook, and the state’s court docket website. Several times now I’ve had people flat out lie over the phone about a prior eviction or criminal background. I’m not naïve enough to be surprised, but my question is:

Do you cancel the showing and tell them why?

Or

Do you allow them to see the property, fill out an application, run the official background check, then address the issue from there?

Right. I guess my real question is should I still require their income to be 3x the monthly rent if they're Section 8?
I have an applicant for a rental, single mother with 2 kids. She qualifies for Section 8 but her monthly income is far less than 3x the monthly rent. I know Section 8 should guarantee rent gets paid on time each month, but I worry about her having the money to actually care for the property and yard while she's there. No past evictions and clean criminal background. Has anyone had a similar situation? How'd you handle it?
